In Massachusetts, there are three main types of Evictions:

Non-payment of Rent

This type of eviction is filed when the tenant is behind on his or her rent payments.

For-Cause Eviction

This type of eviction is when the landlord is attempting to evict the tenant for doing or not doing something specific, usually a violation of the terms of the lease.

Not For-Cause Eviction

If there is no lease, or the lease has expired, a landlord may file an eviction without stating any reason for doing so.
